DNA3 Condos Construction Update: August 27, 2012

DNA3 Condos, which will be located at the corner of King and Shaw is well underway construction wise as per the updated construction photos below. A visit to the site last week showed the addition of a second crane on site which will ultimately speed up the already quick construction progress. With excavation complete, it won't be long before we start to see visual progress of what will be the underground garage. A refreshing aspect of DNA3 Condos is that there will be only one level of underground parking which will accommodate Tower A and Tower B. With the underground garage entrance to be located off Shank Street, it will be refreshing for residents not to have to battle 4 or 5 levels of parking to get to their space. DNA3 Condos Construction Update: Double Time


A quick visit to the DNA3 Condos construction site demonstrated yet some more change! We thought they were moving along quickly with one crane, let alone the addition of a second crane.With this recent addition, it looks like they are going to be building at double the speed! The completion of DNA3 Condos couldn't come fast enough for the residents of DNA3 Condos as well as the neighbourhood. This fastest selling out condo in King West will bring a breath of fresh air to the King and Shaw intersection. We can't wait to see the finished product. DNA1 and DNA2 Condos Market Update

With the standard slow down of the real estate market in Toronto, there is no evidence of a slow down of sales at both DNA1 and DNA2 condos.  Here are a few recent sales in both 1 Shaw Street and 1005 King Street:

1. 1 bedroom unit with both parking and locker sold just under $320 000
2. 1 bedroom plus den unit with both parking and locker sold in the $335 000 range
3. 2 bedroom with 2 bathroom with parking or locker sold under $430 000


Currently there are a few units up for sale in both DNA1 and DNA2 Condos:

1. 1 bedroom unit with parking priced just under $340 000
2. 2 bedroom unit with 2 washrooms with NO parking or locker priced at around $425000

Retail at DNA3 Condos

It's official that DNA3 Condos is now well under construction. With close to 600 residential units spread between two 14 storey towers, the question now is which retail tenants will occupy the commercial space located on King Street?

It's no surprise that the King and Shaw corner is in need of some strong retailers to balance out the residential component of the neighbourhood. With the Starbucks located on the South East corner of King and Shaw and the closest grocery store being the Metro in Liberty Village, there has been a lot of speculation as to what retailers in this King West condo development would be a beneficial addition to the neighbourhood.  However, both residents of the King West neighbourhood as well as the new residents of DNA3 Condos will have to wait to see what the developer has in "store!"

Rain Room?

Today's weather reminded us over at The Condo Chick's Office of the "rain room" that is being put in DNA3 Condos. This feature that will be located on the amenities floor of DNA3 Condos will be the first of it's kind in the City. With pools adding to the cost of maintenance fees in condos, the rain room at DNA3 Condos will be a perfect substitute for a pool along with the misting station located on the second floor terrace of the condo development.

The rain room at DNA3 Condos will be a co-ed feature in which water from rain heads will essentially create an extra large shower which be ideal for cooling off after a workout in the fitness centre. Instead of jumping into a pool, step into the rain room to cool off and socialize!

DNA3 Condos Construction Update: August 8, 2012

It looks like there is much anticipated activity on the corner of King and Shaw! A usually quieter corner in the King West neighbourhood, this corner is getting ready to be the new home of close to 600 condo units!
