DNA3 Condos Construction Update: October, 2012

A visit to the DNA3 Condos construction site showed that excavation is getting close to finishing. Before we know it, construction will begin to go up instead of down. At that point, we will be able to see DNA3 Condos take shape. 

Currently, there are so many condos going up in the King West neighbourhood. A visit to various construction sites in the area show that the DNA3 Condos site definitely has the largest footprint. With condo developments in Toronto getting smaller and smaller, it's refreshing that DNA3 Condos will have such an impact in the area both on the residential and commercial sides. There is no doubt in our minds that DNA3 Condos will be the landmark condo in King West.

King and Shaw Revitalization

DNA3 Condos, which is one of our favourite sites in the King West neighbourhood is set to completely revitalize the corner of King and Shaw. Located on the North/West corner, this two tower condo development is set to alter the King and Shaw corner.  With strong anchor tenants anticipated to occupy the commercial component of the condo on King Street, there is no doubt that the presence of strong retailers will bring much needed support for the abundance of residential units.

Different Construction View of DNA3 Condos

As you know, we have been actively monitoring and visiting the DNA3 Condos site located at King and Shaw. As of now, we have been taking pictures from Shaw Street, which will be the East side of the building in which the first tower will front on.

Today, we took a stroll along King Street which will be the Southern exposure for both Towers, referred to as Tower A which is to the East and Tower B which is to the West. DNA3 Condos Construction Update: End of September 2012

A visit to the DNA3 Condos site showed that construction is moving on very quickly. With an occupancy expected in 2013, there is no question in our minds that residents will be enjoying their new homes sooner then later. If you get a chance, try and stop by the site to check out the construction hole for yourselves. We promise you that you have never seen a hole quite as big! East Views from DNA3 Condos

DNA3 Condos which is under construction is set to be the most desirable condo in the King West neighbourhood. With strict zoning laws in this neighbourhood, it's hard to get away with building high rises that can guarantee unobstructed views. The unique aspect about DNA3 Condos is that there will be units with unobstructed views starting from the 8th floor and up. For example, on the west side of the condo development there are the Sudbury townhomes which are only 3 storeys guaranteeing lake views. Tower A which will built on the east side of the development will have stunning views of the City of Toronto on the upper floors. As mentioned before, it's very rare to have such stunning views from a 14 storey tower. It's pretty much guaranteed that the views from these units will command high resale values once DNA3 Condos is complete.

DNA3 Construction Update: September 2012

 The cranes at DNA3 Condos are working double time! The cranes can even be spotted from the Gardiner Expressway when travelling by car. This alone demonstrates the prime location of DNA3

Condos as it is not only situated in King West but also steps from the highway.

A visit to the DNA3 site this week showed that construction is not slowing down even though we are approaching the end of 2012. With an occupancy originally anticipated for March 2013, it looks like they will be closer to occupying at the end of 2013, which is still considered quick for a pre construction project. DNA1 and DNA2 Condos

 DNA1 and DNA2 Condos are essentially the "go to" condos in the King West neighbourhood. Located on the South/East corner of King and Shaw, these two condos command some of the highest resale values in the area, with units for sale lasting only the market for a few days. DNA3 Condos will be the third and final phase of the DNA Condo series which will be built on the North/West corner of King and Shaw. This condo is anticipated to be the creme de la creme of the DNA Condos considering not only the finishes, but the outstanding amenities that will incorporated into this two tower development.

DNA3 Condos Construction Update: August 27, 2012

DNA3 Condos, which will be located at the corner of King and Shaw is well underway construction wise as per the updated construction photos below. A visit to the site last week showed the addition of a second crane on site which will ultimately speed up the already quick construction progress. With excavation complete, it won't be long before we start to see visual progress of what will be the underground garage. A refreshing aspect of DNA3 Condos is that there will be only one level of underground parking which will accommodate Tower A and Tower B. With the underground garage entrance to be located off Shank Street, it will be refreshing for residents not to have to battle 4 or 5 levels of parking to get to their space. DNA3 Condos Construction Update: Double Time

A quick visit to the DNA3 Condos construction site demonstrated yet some more change! We thought they were moving along quickly with one crane, let alone the addition of a second crane.With this recent addition, it looks like they are going to be building at double the speed! The completion of DNA3 Condos couldn't come fast enough for the residents of DNA3 Condos as well as the neighbourhood. This fastest selling out condo in King West will bring a breath of fresh air to the King and Shaw intersection. We can't wait to see the finished product. DNA1 and DNA2 Condos Market Update

With the standard slow down of the real estate market in Toronto, there is no evidence of a slow down of sales at both DNA1 and DNA2 condos.  Here are a few recent sales in both 1 Shaw Street and 1005 King Street:

1. 1 bedroom unit with both parking and locker sold just under $320 000
2. 1 bedroom plus den unit with both parking and locker sold in the $335 000 range
3. 2 bedroom with 2 bathroom with parking or locker sold under $430 000


Currently there are a few units up for sale in both DNA1 and DNA2 Condos:

1. 1 bedroom unit with parking priced just under $340 000
2. 2 bedroom unit with 2 washrooms with NO parking or locker priced at around $425000

Retail at DNA3 Condos

It's official that DNA3 Condos is now well under construction. With close to 600 residential units spread between two 14 storey towers, the question now is which retail tenants will occupy the commercial space located on King Street?

It's no surprise that the King and Shaw corner is in need of some strong retailers to balance out the residential component of the neighbourhood. With the Starbucks located on the South East corner of King and Shaw and the closest grocery store being the Metro in Liberty Village, there has been a lot of speculation as to what retailers in this King West condo development would be a beneficial addition to the neighbourhood.  However, both residents of the King West neighbourhood as well as the new residents of DNA3 Condos will have to wait to see what the developer has in "store!"

Rain Room?

Today's weather reminded us over at The Condo Chick's Office of the "rain room" that is being put in DNA3 Condos. This feature that will be located on the amenities floor of DNA3 Condos will be the first of it's kind in the City. With pools adding to the cost of maintenance fees in condos, the rain room at DNA3 Condos will be a perfect substitute for a pool along with the misting station located on the second floor terrace of the condo development.

The rain room at DNA3 Condos will be a co-ed feature in which water from rain heads will essentially create an extra large shower which be ideal for cooling off after a workout in the fitness centre. Instead of jumping into a pool, step into the rain room to cool off and socialize!

DNA3 Condos Construction Update: August 8, 2012

It looks like there is much anticipated activity on the corner of King and Shaw! A usually quieter corner in the King West neighbourhood, this corner is getting ready to be the new home of close to 600 condo units! DNA3 Condos Construction Update: July 2012

A visit to the DNA Condos site in King West showed us some new activity on the site! Not only is excavation coming to a finish but the anticipated crane is now up making it's statement in the neighbourhood.

Mist Yourself at DNA3 Condos!

Construction is well underway at the DNA3 condos site located in the heart of King West. With the heat wave this coming weekend, the water features that will accompany the amenities at DNA3 Condos are in our thoughts.

Many builders are shying away from pools due to the affect they can potentially have on maintenance fees. However, in the case of DNA3 Condos, the builder is still implementing certain water features in the amenity space to add diversity. Not only will there be a rain room located in the fitness area, but there will be a misting station on the second floor roof top terrace. This will be one of the first of it's kind to the hit the amenity circuit amoungst Toronto condos. For example if residents are taking in the sun on the terrace on a day like today, they can refresh themselves under this misting staion. Not only will this allow residents to enjoy the sun for longer, but it adds a trendy element to the amenity space which naturally attracts the demographic found in the King West area.

So until DNA3 Condos is complete which is anticipated late next year, King West residents will have to wait to "mist" themselves!
