Looking to BBQ in your King West Condo?

One of the things that people look for more closely when looking to buy a King West condo is whether their new condo will allow barbecues. With more buyers choosing the condo lifestyle in Toronto, it can sometimes be challenging to find a condo, specifically in King West that will accommodate barbecues. With builders now realizing the demand for barbecuing privileges, the installation of natural gas lines on balconies and terraces in Toronto is becoming more and more common. DNA3 Condos Construction Update: April 22, 2012

A quick visit to the DNA3 Condos construction site shows that excavation has begun! With this condo anticipated on being "the" condo in King West, it's completion is just a few years away. With only one level of underground parking, DNA3 Condos will be built very quickly. It's hard to believe that just a few months ago this lot was home to one of the best sales centre in the City of Toronto. It appears as though the King West neighbourhood is in need of inventory. Not pre construction inventory, but condos that are ready to move into. Pre-Construction Condo Floor Plans

So you’ve made the decision to purchase a pre-construction condo. Now here comes the most challenging,  but also more important decision - choosing the right floor plan. It is important to choose a layout that will accommodate your personal needs but will also prove to be attractive to potential buyers or renters in the future.

An important element to look for when considering a floor plan is the location of the windows in the unit. It is always more attractive to have windows in all the bedrooms and is a proven fact that natural light increases the resale value of the unit. Corner units typically have twice the amount of natural light which is a desired feature for future buyers but beware of oddly shaped corner units. At times when floor plans are pie shaped or irregular shaped, it makes furniture allocation a lot more difficult.  Since floor plans are also getting smaller, a lot of builders are not putting windows in all the bedrooms. These type of bedrooms are called "buried" bedrooms which should be avoided if possible.

Another aspect that is sometimes overlooked when choosing your unit is the actual location of the unit within the floor plan. A unit within close proximity to the elevators can prove to be very frustrating as noise levels tend to be high. Keep in mind however if your bedroom is at the opposite end of the unit, furthest away from the hallway, noise shouldn't be a big issues. It all depends on the layout! This brings me to my next little piece of advice. If you purchase a unit close to the garbage shute, it's also better to be next door to it as opposed to across from it.  Always ask your sales representative to show you the unit location within the entire floor plate.

When choosing your floor plan don’t forget to take into consideration the closet and storage space. Builders today are building taller condos with more units making the actual unit square footage is getting smaller. With smaller square footages, large closets and storage spaces come in handy, especially if owning a locker is not an option. Not all builders will allow you to purchase a locker with your condo purchase. It's always important to ask if a locker can be purchased with your condo. Being able to make good use of your space is extremely important when choosing your floor plan. This leads me to my next tip on choosing a functional layout. Even though pie shaped units or units with sharp angled walls have a dramatic architectural effect, they are extremely difficult to furnish and create a lot of wasted space. Evenly shaped rooms, such as squares or rectangles do not present this problem as they make furniture placement a lot easier and makes the space more usable. A well shaped unit that is 500 square feet can be more functional then a 800 square foot unit that is not layed out well or has an irregular shape.

Take into consideration the above mentioned tips when buying a pre-construction condo. The beauty of purchasing pre-construction is that you can choose the floor plan you like so why not choose smart?

DNA3 Condos Construction Update: February 3, 2012

It's official! The much anticipated DNA3 Condos in King West is under construction. It is no surprise that this fastest selling condo in the King West area started construction so quickly. With two 14 storey towers going up, there is no doubt that occupancy which is scheduled for March 2013 will be more or less on time. Minto 775 Construction Update: February 3, 2012

Minto 775 is moving along quite steadily. A visit to the site today showed that they are well above ground at this point. This development will ultimately change the corner of King and Bathurst. With many great restaurants and lounges in the area the residents of Minto 775 are in for a treat!

DNA3 Condos Update

With the New Year well underway, it's safe to say that DNA Condos in King West has surpassed the industry's expectations. Being the fastest selling project in King West, it is no surprise that construction has started. DNA Condos launched the two 12 storey buildings about a year and half ago. The demand was so intense that the builder went to the city to acquire two more floors for both towers. After being approved, these penthouse floors sold just as quickly as the original towers. Studio Units at DNA3 Condos

A quick look at all the new condos being built in Toronto demonstrates that downtown Toronto condos are definitely getting smaller and smaller. It is no surprise that DNA3 Condos in King West will also be home to some smaller studio units. With one bedroom condo units with square footages averaging under 500s/f, it is no surprise that studio units are coming out in the 200-400s/f range. The question is, are these unit a good investment? In our opinion the answer is yes, for a few different reasons.

1. Studio condo units are great rental investment units. With their lower prices and smaller square footages, your carrying costs as an investor are significantly lower. Take for example in the King West area which is a tad west, just out of the core. Studio condo units in that area are renting out for an average of $1100 a month. As an investor, there is no question as to whether your cash flow will indeed be positive.

2. Studio condo  units are also great units for the first time home buyer. With Toronto Real Estate prices getting higher and higher, these smaller condo units are still entry level for first time home buyers who are looking to get into the market with a small amount of funds. You know the old saying about purchasing the smallest house on the street? Apply that same correlation to studio units which are located amongst higher priced Toronto condos.

3. Studio condos units are great for the individual who works full time in the city however have a home in the suburbs. Instead of fighting traffic on a daily basis, or worrying about catching the last train after a business dinner, studio condos provide the perfect option of staying downtown Toronto.

4. Studio condo units can also be used as short term furnished units. For example if a business executive needs to spend a few weeks in downtown Toronto, a furnished studio rental may be a more attractive option then a hotel room. Furnished condo rentals can command as much as $1800 a month.
